If you let out a property in England and Wales, you must ensure that the electrical equipment and electrical system are safe. Whilst there is currently no statutory obligation to have an annual safety check as there is with gas, it is recommended that a EICR is completed every five years or with each new tenant.
Failure to comply with the Electrical Equipment (Safety) Regulations 1994 or the Consumer Protection Act 1987 is a criminal offence and could result in six months imprisonment, a fee of £5000 per item not complying, possible criminal charges, the tenant may sue you for civil damages and your property insurance may be invalidated.
