Landlord EICRs & periodic inspections in Ascot, Berkshire
In 2020, there were over 2.6 million landlords in the UK. That means over 2.6 million of you are responsible for ensuring the electrical safety of a rented property.
Applying to both new and existing tenancies, landlords are required to obtain regular electrical safety inspections from a qualified, approved electrician. These inspections are also known as Electrical Installation Condition Reports (EICRs), and they must be carried out every five years.
After you've obtained your report from an electrician, you must then forward a copy to:
- Each existing tenant on your premises
- The local housing authority
- Any new or prospective tenants
You should also retain a copy to give to the contractor who carries out the next EICR. Business owners have a similar duty, in order to protect staff and members of the public. Any failure to do so could result in fines of up to £30,000.
