Replacement of consumer unit in Chiswick

We were recommended by a builder to carry out a test on a consumer unit prior to major works being carried out on a property in Chiswick. Initially the existing consumer unit appeared fine but after carrying out a full test there were some issues that required a replacement.

We installed a brand new 17 edition consumer unit which we knew would be sufficient to provide the correct electrical requirements plus any new additions the homeowner would add in the future (they had discussed making their home a smart home within the next 12 months)

After the consumer unit was installed, we carried out a full and thorough safety check on the property and all the existing wiring and were pleased to be able to issue a safety certificate at the end.

The homeowner was extremely pleased that we only had to change the consumer unit as they were concerned that a full rewiring job may be required which they had not budgeted for.

Outside lighting and consumer unit project in Clapham

We were called to inspect a terraced house in Clapham after the owners had carried out minor upgrades to the rear of the property. As we were performing our standard safety checks, we found that the existing wiring was not up to standard and the bathroom lighting needed to be replaced with the correct IP rated bulbs. This was required to be able to provide a certificate of installation for the job.

To further comply with building regulations, we also had to replace the consumer unit as it was not fit for purpose and the load on the existing board was too high and would have been prone to shorting out. (more…)

House rewiring in Surbiton

MD Bespoke were called to visit a terraced house in Surbiton to carry our extensive rewiring following major modernisation of the property.

One of the major tasks was the replacement of the consumer unit and installation of new sockets and switches as we had to be careful of the newly decorated walls and replacement carpets.  As we knew the homeowners would be using a wide variety of electrical devices, we installed 2 double RCDs so they were confident of having a safe supply of power at all times.

New and improved LED lighting

To keep within the modernisation of the property, we advised on using the latest LED downlights throughout. We only use fire-rated downlights to give maximum protection and coupled with new ‘powersaving’ technology the LED lights will offer even more saving on utility bills over time.

Added Security

We also installed exterior lights at the front and rear of the property to give added security and peace of mind.  The lights were IP rated to give even more protection from tampering.

After we had completed the full rewiring and socket installation we carried out a full safety test to comply with building regulations and provided the client with a certificate to confirm all was safe.

Replacement Consumer Unit in Chiswick

Following some recent updating to the property, MD Bespoke Solutions were called to replace the consumer unit which was no longer fit for purpose and was also extremely dated.

The access to the consumer unit was fairly limited so we had to empty out the under-stairs cupboard first and prepare the space. This isn’t something that most electricians are prepared to do but for us it is part of the service (and we’re always looking to offer that little bit more to our customers).

In addition to the consumer unit, the Chiswick homeowner wanted to have new sockets fitted in one of the rooms which we also provided.  To equip them with fully functional and safe electrical wiring, we also fitted 2 double RCDs to help carry the electrical load.

After the installation, a full and thorough test was carried out and the homeowner was provided with a completed test certificate to assure them of the compliance of the new electrical system.

After being recommended by a previous customer, we were called in to assess the dated electrical wiring on a property in the exclusive Wimbledon Village.

The character property was Victorian in styling and the electrics were almost as old (not quite as old as that but still pretty dated) and unfortunately none of the existing wiring met with the current health and safety requirements.

First thing we had to do was upgrade the consumer unit (fuse board) as this needed to cope with a much higher demand for power.

The consumer unit had to be equipped with a separate RCBO for all circuits to allow for any issues and ‘tripping’ of circuits to enable other parts of the house to still be with power should one have a problem.

While we were rewiring the complete property, it made sense to install additional power points throughout as the homeowner required more sockets for their computer equipment and sound system.

The lighting in the living room and kitchen were also completely redesigned and the use of a Lutron

Digital lighting system enabled the home to become a Smart Home which allowed the owner to control the lighting from their smart phone and pre-set a variety of mood lighting effects.

Due to the age of the building, standard light fittings would not be suitable so we fabricated some custom light fittings specifically for this property.

At the end of the installation, we carried out a full Electrical Installation Condition Report and provided the homeowner with a certificate for their records and future sale of the property.

Following a leak in a flat upstairs in a property in Streatham Hill, the landlord of a rented accommodation called us in a panic as the electrics had suffered short-circuiting and were in a very bad state and the tenants needed power as quickly as possible.

 

 

 

To assess the damage we recommended that we first carry out an Electrical Installation Condition Report to determine the full extent of how bad the flood had damaged the property.

It quickly transpired that the damage was much worse than we first thought and a complete rewire was required as some of the original cabling was not up to current regulation standards.

As the work was so extensive, this was all carried out through the insurance company and we were required to present a variety of cost-documents so the landlord was able to prove the final costs.

 

During the work, we were also able to add new plug points in the kitchen and also repair damaged wiring within the bathroom which would not have passed the regulation checks following the rewiring work due to it’s age.

After recently purchasing a house in Ashford our client was desperate to move in as quickly as possible as they really wanted to be in and settled for the winter and in particular Christmas.  Unfortunately, the property was in urgent need of attention as the entire electrics were so outdated they were quite dangerous.

We took control of the complete project and managed both the electricians and builders to get the property ready for the new owner.

As we had a very tight deadline to work to, we worked around the clock in the design phase to ensure that we covered every aspect possible so when it came to the installation work we had covered for most eventualities and this really helped us get the project completed on time.

We installed a new consumer unit and ran new wiring all across the house and, at the same time we installed TV and data cables to enable the property to be future proofed and have the capabilities of becoming a smart home in the future.

As the client wanted to have a TV in each of the rooms (not including the bathroom although this was discussed as an option) we made sure that the correct cabling and power supply was used. We installed a brand new 17th edition RCD dual consumer unit to offer the most up to date level of electrical safety possible.

We also installed spotlights throughout to help with the modern styling of the property and the owner has the option of upgrading the LED lights in the future which will save them money and also have a smaller impact on the environment by using less energy.

In addition to the aesthetic changes and safety changes we made, we also incorporated enhanced security changes too.  Installing a dual security system allowed the owner to set the alarm for different zones of the property which meant they could alarm the ground floor when going to bed to help give them peace of mind whilst sleeping.

Our client had recently purchased a flat in the desirable location of Ansell Road in Tooting and needed a complete rewiring service.  The electrics had not been touched since the property was converted into flats over 40 years ago and a number of the elements were in a really bad state. Some were borderline dangerous so we knew that everything had to be ripped out and started again.

The main problem was that the sub-main cable was not suitable for the requirements of the property.  Being a 10mm cable the amount of electrical load would be far greater than it could cope with which is one problem but, the main issue was that it was not properly insulated and was coiled around itself in places which could lead to overheating and possibly a fire!

Most homeowners aren’t aware of this risk as the cabling is hidden under floorboards or behind walls but this is a very serious issues.  If you live in a older property then you may want to consider having an Electrical Installation Condition Report carried out.

This allowed us to rethink the lighting and socket placements as previously the kitchen and bedroom suffered from not having enough plug points.

As more of us are using electronic devices as part of our daily routine, we know that they have to be plugged in and charged somewhere so making sure you have enough sockets in your home is crucial now so we set about re-planning this for our client.

Whilst updating the complete electrical wiring system, we also redesigned the lighting throughout the property and installed energy saving LED spotlights.  Not only would this save energy and have lower running costs but the amount of light from these new spot lights would mean the smaller spaces would appear airy and larger.

The flat was completely refurbished by building company VS Projects and they employed us to do all the electrical work. This included the complete installation of a well thought-out lighting design concept to use minimal light points but creating enough illumination around the property.

The rewiring phase of the project had specific time constraints as all of the other trades were reliant on us getting things completed so timing was absolutely crucial here. We had to ensure that the main electrics were upgraded quickly and safely for the first part of the rebuild so that the rest of the project could continue in other parts of the property.

Electrical Installation Condition Report, Kentish Town

kentish-town-electrical-installation-condition-reportOur customer needed electrical safety certificate for their property as they were planning on renting out their flat in Kentish Town.

We visited the propery to carry out a full test on the existing electrics and conducted an Electrical Installation Condition Report.

First of all the circuits from consumer unit where tested and visual inspection of installation was made.

Unfortunately, the consumer unit (fuse box) was very old and needed replacing as the predicted load from the new electrical outlets in the property would not be safe. The existing consumer unit did not provide RCD protection for the bathroom electrics and the concealed wiring within the walls. This is in breach of current regulations so it had to be replaced.

Another issue was that the kitchen electrics had been poorly connected. The previous builders had connected the existing ring main to the 1st floor sockets ring and did not connect sufficient conductors which meant the ground floor created an open circuit which was potentially very dangerous!

The wiring in the kitchen did not comply with current regulations either and had to be completely rewired.

It was disappointing for the homeowner to have to be notified of these problems but when planning on renting a property it is crucial that legal electrics are in place otherwise serious fines, or worse – personal injury, can occur.
